Before You Hire Any Rebuild Contractor, Get These In Writing

The rebuild is where restoration jobs go sideways — mitigation companies that can't build, and builders who won't touch insurance work. Protect yourself with this checklist:

A current CSLB license you can verify (ours: B1 #1121782 — look it up)
Proof of liability insurance and workers' comp — $2M in our case
An Xactimate scope that matches your insurance claim line-for-line
Who actually does the work — employees or a rotation of unknown subs?
A written schedule with milestones, not 'a few weeks'
One warranty covering the whole job — mitigation and rebuild together

The Rebuild Is Where 'Restored' Actually Happens.

Drying and demo put your home in limbo; the rebuild is what gives it back. This is where most restoration experiences fall apart — the mitigation company hands off to a builder who never saw the loss, scopes get re-argued, and homeowners live in a construction zone for months. We built Restored Right the other way: a B1 general contractor with restoration crews, so the people who opened your walls are the same company that closes them. Framing, drywall, texture-matching, paint, flooring, cabinetry, tile — sequenced tightly under one contract, priced in the same Xactimate scope your insurer already approved. Whether it's a two-room water rebuild in Mission Viejo or a full fire reconstruction in Laguna Beach, one call and one warranty cover the whole job.

Start To Finish: How A Rebuild Runs When One Team Owns It

No handoffs, no 'that's the other guy's problem.' Here's the sequence from approved scope to final walkthrough:

01

Scope & Xactimate Estimate

We document the full rebuild scope — structure, finishes, code upgrades — and price it in Xactimate so it aligns line-for-line with your insurance claim. No surprise change orders built on vague bids.

02

Plans, Permits & Scheduling

Where permits apply, we pull them and handle inspections — we know the counters in every South OC city hall. You get a written schedule with milestones before work starts.

03

Structural & Rough Work

Framing repairs, subfloor, insulation, drywall hang and finish. Moisture-resistant materials go in where the loss taught us they're needed.

04

Systems & Inspections

Electrical, plumbing and HVAC work is completed and inspected before walls close — including the code upgrades your policy's ordinance coverage should be paying for.

05

Finishes That Match

Texture matching, color-matched paint, flooring lace-ins, tile, trim and cabinetry. The goal is simple: you can't tell where the damage was.

06

Punch List & Final Walkthrough

We walk every room with you, fix everything on the list, and hand over one warranty covering the entire restoration. The job closes when you say it does.

How The Rebuild Actually Runs

Every Trade Your Rebuild Needs, Under One Contract

We hold the contract and the warranty for the whole rebuild, and we run the schedule — so trades arrive in the right order and the finish stays consistent:

Framing & Structural
Fire-damaged framing sistered or replaced, subfloor and joist repairs, and structural work signed off by inspection — the bones done right.
Drywall & Texture Matching
Hanging and finishing is easy; matching a 1985 Mission Viejo knockdown or a smooth Laguna coastal finish so the patch disappears is the craft.
Paint & Finish Carpentry
Color-matched paint, baseboards, casing, crown and built-ins restored to match what the loss took.
Flooring Of Every Kind
Hardwood lace-ins and refinishing, LVP, tile and carpet — matched to existing wherever the material still exists, honestly replaced when it doesn't.
Cabinetry & Countertops
Water-swollen kitchen toe-kicks to full fire-loss kitchens — rebuilt, refaced or replaced, with stone templated and set.
Licensed Systems Work
Electrical, plumbing and HVAC restoration coordinated and inspected as part of the same schedule — not a separate contractor you have to chase.

Insurance Rebuilds Are A Different Sport. We Play It Daily.

A rebuild after a covered loss isn't a remodel — it's a negotiated scope with an adjuster who wants it smaller and a homeowner who deserves pre-loss condition or better. Because we price in Xactimate and document from the first day of mitigation, our rebuild scopes get approved faster and supplement cleanly when opened walls reveal more damage. Code-upgrade coverage, matching-materials disputes, ALE timelines — we've argued them all, on your side of the table.

Rebuild scope priced in Xactimate to match the approved claim
Supplement handling when demo reveals hidden damage
Code-upgrade (ordinance & law) coverage pursued where policies allow
Matching-materials advocacy — continuous flooring, full-wall repaints
Direct insurance billing; you typically pay only your deductible
Clear cash pricing and financing for non-insurance projects

Reconstruction FAQs

Can the same company really handle mitigation and rebuild?
That's exactly what a restoration general contractor is. We hold a CSLB B1 license (#1121782) with IICRC-certified mitigation crews and long-standing trade partners — so the company that dried your home also rebuilds it, under one scope, one schedule and one warranty.
Do I have to use the contractor my insurance company suggests?
No. In California you have the legal right to choose your own contractor. Insurer 'preferred vendors' work under volume pricing agreements with the carrier — we work for you, and we price the scope your home actually needs.
Will the repairs match the rest of my house?
That's the standard we hold ourselves to: texture matching, color-matched paint, flooring lace-ins and trim profiles matched so you can't find the patch. Where materials are discontinued, we document it and pursue your policy's matching provisions for continuous surfaces.
How long does a rebuild take?
A room-scale water rebuild typically runs 1-3 weeks; kitchens 4-8 weeks with cabinetry lead times; major fire reconstructions run months and we schedule them in milestone phases. You get a written schedule up front and progress updates throughout — not silence.
Do you pull permits?
Yes, wherever the scope requires them — and we handle the inspections. We work with building departments across South OC weekly, from San Clemente to Newport Beach, which keeps approvals from stalling your schedule.
What if more damage is found once walls are opened?
It happens constantly — hidden rot, old leaks, undersized framing. We document the find, price the supplement in Xactimate, and submit it to your carrier before proceeding. That's normal insurance process, not a change-order ambush.
Do you take rebuild-only jobs if another company did the drying?
Yes. If your mitigation company can't build — most can't — we'll pick up the approved scope, reconcile it against the actual conditions, and take the job from demo state to done.
